Description:

The Manager - Operations will be responsible for overall Facilities Management Operations of the company within defined parameters which include security services, soft services and hard services

? Will ensure compliance with the maintenance contract and service level agreements (SLAs) within the contract.

? Will manage teams in-charge of Housekeeping Staffs, Soft Services Staffs, Security Supervisors, Security Guards, MEP Engineers, Supervisors, Technicians and Plumbers etc. hired directly and through contractors and monitor their work assignments. Manpower responsibility will include both direct and contract staff at site right from identifying requirements, sourcing, work assignment/deputation, attendance & leave, discipline & grievance handling, training and performance evaluation.

? Will be responsible for development and updation of service contractors/vendors database, appoint suitable contractors/sub-contractors as per requirement and supervise work performed/services rendered by them.

? Will obtain competitive pricing solutions in procurement of materials, services and labour and participate in negotiations and price finalisation under prescribed guidelines.

? Will obtain reports from all site incharge on periodic preventive maintenance schedules taken up by the technical staff.

? Will track AMC and finalise the rates of AMC with vendors, wherever applicable.

? Will ensure safe work practices are put into practice at all sites.

? To manage all matters escalated on security of the facility including protection against theft/vandalism.

? Will select and manage the specialist contractors as per the quality procedures, define scope of work and SLA

? Vendor KPI monitoring and management

? Implementing planned preventative maintenance plans across thousands of managed assets

? Will draw up plans and put in place an efficient crisis and emergency management system at all sites. Will provide necessary training and equip staff to handle such situations in a proactive manner.

? Will prepare monthly operating budget, MIS reports and coordinate with Accounts department in preparing payables & receipts in addition to ensuring cost centre and account classification.

? Will support Accounts department in raising of monthly bills and collection of payments from Clients.

? Will prepare reports for both the Client and the Company on service performance.

? Will be on call 24/7?
