- Calculating overhead costs, depreciation, taxes, and profit goals
- Must have an in-depth knowledge of national laws regarding the proper ways to screen a Tenant, handle security deposits, terminate a Lease, evict a Tenant and compliance with Property Safety Standards.
- He must ensure that the properties under his care are operated smoothly, well maintained, and either preserve or increase in value.
- Can prepare the leasing agreements between Landlord and Tenant. Specify that the landlord will hold security deposits. - Clearly state that the landlord will sign all leases, addendums, and extensions with the tenant, and only landlord is responsible for signing any such documents. Setting the lease term and making sure it has all the necessary clauses to protect the owner.
- To ensure optimal cash flow by setting a date to collect rent each month and strictly enforcing late fees.
Arrange the monthly schedules of payments for, authority fees, taxes, and other maintenance fees.
- Can prepare a cash flow report and maintaining records for the building operating expenses. This should include all income and expenses; list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and insurance costs.
- He can assist the property owner with understanding how to file taxes for the investment property.
